THE NEXT ITEM IS CONSIDERATION AND POSSIBLE ACTION TO RECOMMEND THE SETTING OF A JOINT PUBLIC HEARING DATE FOR A REASONABLE REQUEST FOR PROPERTY LOCATED AT SEVEN 15 SHANK STREET.

AND THIS IS ALSO A PROPOSED JOINT PUBLIC HEARING DATE OF 9 8 22, MR. CHAIRMAN.

THIS IS A BIT OF A STICKY WICKET.

UM, IT APPEARS THAT IN 2016, THE USE ON THIS PROPERTY IS CURRENTLY A COMMERCIAL IT'S A PARTY STORE.

AND I BELIEVE IT BACKS UP ONTO A, AN AUTO REPAIR FACILITY.

IT'S IMMEDIATELY ADJACENT TO AN R ONE ZONE.

UH, BUT IN 2016, THE MAP WAS CHANGED IN THIS SOMEHOW WAS FLIPPED FROM C2 TO R ONE.

AND THE CURRENT OWNERS, UH, ARE IN THE PROCESS OF SELLING AND HAVE REQUESTED ON THE BASIS OF A REQUEST FROM THE PREMIER POTENTIAL PURCHASER TO CHANGE THAT ZONING TO C2, WHICH WOULD MATCH THE USE.

AND SO IF YOU TAKE A LOOK AT THE MAP IN FRONT OF YOU, THE PROPERTY IMMEDIATELY ACROSS THE STREET, THAT HALF A BLOCK IN FROM PLANTATION IS C2 ACROSS THE STREET TO C2, BUT THIS BACKS RIGHT UP TO, UH, HOUSES ON COP STREET.

AND SO WE'RE NOT SURE WHETHER THE CHANGE TO OUR ONE WAS INTENTIONAL OR WHETHER IT WAS AN ACCIDENT INADVERTENTLY DONE.

UH, BUT THAT'S THE REQUEST BEFORE YOU TONIGHT AS THE, THE MODIFICATION OF THIS, UH, IT'S CURRENTLY IN COMMERCIAL USE, UH, AS NON-CONFORMING GRANDFATHER, UH, AND THEY'RE ASKING THAT THEY BE ALLOWED TO CONTINUE A COMMERCIAL USE AND ACTUALLY CHANGE FORMERLY CHANGES.
