BUT IF YOU TAKE A LOOK AT THE PREEXISTING MAP, IT WAS C2, ALL THE SURROUNDING PROPERTIES OR C2.

IT BUTTS THE C1, BUT IT SOMEHOW GOT CHANGED IN 2016 TO A C1 AND THE PROPERTY'S ALL AROUND.

IT REMAINED IN THEIR, THEIR EXISTING ZONING.

SO WE THINK IT WAS MAYBE A SCRIPTER ERROR, BUT NONETHELESS, THE MATCH SHOWS IT OFFICIALLY ISN'T R ONE, WHICH IS WHY WE BRING IT BACK BEFORE YOU, BECAUSE THE NEW OWNERS WOULD LIKE TO USE IT AS A C2.

DOES IT CURRENTLY HAVE A COMMERCIAL PROPERTY ON IT? IT'S GOT COMMERCIAL BUSINESSES ON IT AT THIS TIME.

IT'S ALWAYS BEEN COMMERCIAL.

IT SORT BEEN RESIDENTIAL.

SO WE'RE THINKING IT JUST FELL THROUGH THE CRACKS AND CO SO WE'RE JUST ASKING IT TO BE BACK TO COMMERCIAL THE WAY IT'S ALWAYS BETTER.

THE PEOPLE WHO ARE PURCHASING IT, WANT TO USE IT FOR STORAGE.

UM, I KNOW THE, I KNOW THE PROPERTY AND I'VE BEEN CONTACTED BY QUITE A FEW PEOPLE THERE BEHIND IT.

THE CONCERN WITH THE PROPERTY, I DON'T THINK IS THE, THE, THE SHANKS STREET ADDRESS AND BUILDING THE PROBLEM IS THERE'S KIND OF A TRAPPED AREA BACK THERE THAT IS

SO IF YOU TAKE A LOOK AT THE CHART, UH, OR THE FIGURE ON THE SCREEN, THIS INDICATES THE TOTAL VALUE OF THE CITY, UH, THE TOTAL RATE, ITS IMPACT THEN ON EACH, WHAT RATE EACH, WHAT IMPACT EACH WAIT, NO, SORRY.

THOSE ARE OUR DEBT PAYMENTS THAT ARE SECURED, UH, THROUGH ADOR TAXATION.

AND SO IF YOU, IF WE ADOPT AT THAT RATE, THE, UH, IMPACT TO THE HOMEOWNER, YOU SEE A TAX BILL, UH, OF 8 92 AT ONE 50 AND 2 23 79 AT $400,000.

SO, UH, IT'S NOT MINIMAL, BUT IT IS ALSO NOT AS MAX AS IT COULD BE, UH, TO FURTHER CONFUSE THE ISSUE.

THE V A T RATE IS WHAT GENERATES, UH, WHAT WE CAN GO TO THIS YEAR AS, BECAUSE WE'RE UNDER 30,000, THERE'S A FORMULA CALLED THE DO MINIMUS RATE, WHICH WOULD ALLOW US TO GO TO 6 35, 1 35.

UH, BUT THAT WE WOULD NEVER RECOMMEND DOING THAT.

SO OUR, OUR RECOMMENDATION IS THE V A T.

IT DOES NOT TRIGGER AN ELECTION.

IF WE ADOPT THIS RATE AT THE AMENDMENTS RATE THAT AGAIN, THE LAW IS WOEFULLY BACKWARDS.
