ANYWAY, WHEN I FIRST DEVELOPED, BEGAN DEVELOPING WOOD SHORE, THE CITY, AND I HAD A CONVERSATION AND, AND, AND, AND BASICALLY THE CITY SAID, DOUG, WE'D LIKE TO WORK WITH YOU ON THE RESIDENTIAL DEVELOPMENT ON THIS PROJECT, AND IF YOU CAN DELIVER A QUALITY PROJECT, WE'D LIKE TO ALSO WORK WITH YOU AND GET YOU TO PROMISE, DELIVER A CERTAIN AMOUNT OF COMMERCIAL DEVELOPMENT BECAUSE WE'RE TRYING TO DIVERSIFY OUR TAX BASE.

WELL, I MEAN, I HOPE PEOPLE THINK THAT I, YOU KNOW, DELIVERED ON THE QUALITY SIDE ON THE RESIDENTIAL.

AND NOW WE'RE REALLY GETTING INTO THE, INTO THE COMMERCIAL DEVELOPMENT.

WE'VE GOT THE KROGER THAT KROGER, FOR WHAT IT'S WORTH, IS ALWAYS RANKED IN THE TOP 20 KROGERS OUT OF ABOUT 500 IN THIS FIVE OR SIX STATE KROGER REGION.

SO THAT'S, THAT, THAT'S PRETTY STRONG SALES.

UM, BUT IN ANY EVENT, UH, THIS IS A FOUR AC, APPROXIMATELY 4.3 ACRE PARCEL.

WE'VE, WE'VE GOTTEN TO THIS POINT NOW WHERE WE, WE, WE THINK, I DON'T HAVE EVERYTHING COMPLETELY TIED DOWN, BUT WE THINK WE'VE GOT A SOLUTION THAT ALLOWS US TO GET ACCESS TO OYSTER CREEK DRIVE AND THEN ALSO ACCESS TO THE KROGER CENTER.

SOME OF THAT IS NOT IN MY MANAGEMENT AREA, RIGHT? IT'S MORE OF THE CITY, MORE THE CITY MANAGER WORKING ON THAT.

AND, AND I'M GONNA TELL YOU, YOU, ONE OF THE FIRST THINGS I DO WHEN I GO TO ANY NEW CITY IS TO MEET WITH THE, THE GOVERNMENT TO MEET WITH THE, THE, THE BODIES, THE PLANNING AND ZONING COMMISSIONS TO SEE THE CITY COUNCIL, TO SEE THE MAYOR, TO SEE THE STAFF, BECAUSE I REALLY, I REALLY WANNA UNDERSTAND WHAT THEIR, UH, YOU KNOW, WHAT THEIR PHILOSOPHY IS ON DEVELOPMENT.

I HAVE NEVER SEEN AN EFFORT AMONG A CITY, OKAY? WHETHER IT'S BEEN THIS COMMISSION WORKING WITH THIS COUNCIL AND THIS STAFF AND THIS MAYOR PARTICULARLY, I'LL SAY THAT RIGHT NOW, WHO'VE COME TOGETHER TO COME UP WITH IDEAS TO BASICALLY RESOLVE THIS, WHAT HAS BEEN A REAL PROBLEM.

I'M GONNA TAKE A STEP FURTHER TOO, AND I'M GONNA SAY THAT, UM, WHETHER THEY'RE GOOD OR BAD, I REALLY LIKE TO BE TRANSPARENT WITH THE RESIDENTS THAT ARE IN MY COMMUNITIES AND IN WOOD SHORE.

UM, PEOPLE AREN'T QUIET IN WOOD SHORE, RIGHT? PEOPLE COME OUT AND THEY LIKE TO, THEY, THEY LIKE TO ENGAGE AND, AND, AND THAT'S A GOOD THING, RIGHT? BECAUSE IT MEANS THEY CARE ABOUT THEIR COMMUNITY.

UM, THE COUNTY PARKS DEPARTMENT, THE OFFICE OF THE GOVERNOR'S TOURISM DIVISION, PARKS AND WILDLIFE TEXDOT, UM, AROUND HOUSTON IS A MARKETING CO-OP THAT WE ARE A PART OF WITH VISIT HOUSTON.

UH, WE TRY TO CONCENTRATE ON INTERNATIONAL VISITORS WHO ARE COMING INTO HOUSTON.

MOST OF 'EM ARE HERE FOR A MINIMUM OF TWO WEEKS.

UM, ONCE THEY SPEND A FEW DAYS IN HOUSTON, WE WOULD LIKE TO WORK TO GET THEM OUT INTO OUR AREAS AND INTO THE SURROUNDING HOUSTON AREAS RATHER THAN THEM GOING TO NEW ORLEANS OR, UM, DALLAS.

WE WANNA KEEP THEM IN THE REGION HERE.

WE ALSO ATTEND SHOWS AND CONFERENCES TO PROMOTE THE AREA.

THE AMERICAN BUS ASSOCIATION.

WE, UM, IS A NATIONAL SHOW THAT WE DID.

IT WAS HOSTED IN TEXAS.

WE WORK WITH OUR TEXAS PARTNERS, UM, FOR THAT.

DESTINATIONS GALORE IS HELD EVERY OTHER YEAR.

IT IS FOR TRIP PLANNERS THAT ARE USING THOSE HARRIS COUNTY PRECINCT BUSES.

HOPEFULLY YOU'VE SEEN THEM IN OUR COMMUNITY.

THEY'LL COME DOWN, THEY'LL, UM, TOUR OUR ATTRACTIONS AND THEY'LL USUALLY EAT LUNCH.

THEY DON'T NORMALLY SPEND THE NIGHT, BUT THEY ARE HERE AND SPENDING, UM, THEIR MONEY AT OUR RESTAURANTS.

AND THEN THEY ARE GOING BACK AND TELLING THEIR FAMILIES ABOUT HOW GREAT OUR AREA IS AND HOPEFULLY THEY'LL BRING THOSE BACK FOR OVERNIGHTS.

UM, THE TEXAS TRAVEL ALLIANCE TRAVEL EXPO, THAT IS AN APPOINTMENT STYLE SHOW WHERE I MEET WITH THE TRAVEL INFORMATION COUNSELORS, THE TRAVEL COUNSELORS THAT WORK AT THE VISITOR CENTERS ACROSS THE STATE.

I HAVE ABOUT FIVE MINUTES TO UPDATE THEM ON OUR AREA.

SO AT OUR ADVERTISING AND PROMOTIONAL EFFORTS, THIS IS ANOTHER WAY WE PROMOTE THE AREA.

THESE ARE BOTH DIGITAL AND PRINT.

UH, THE DIGITAL ONES DO NOT HAVE OUR WEBSITE BECAUSE THEY'RE CLICK THROUGH OPPORTUNITIES, UM, FOR THE VIEWERS.

SO LAST YEAR WE DID A NEW CAMPAIGN, A CULTURE MAP ALL ACROSS TEXAS.

WE DID THAT IN THE MAJOR MARKETS AND WE ALSO DID THE LONELY PLANET CAMPAIGN.

WE WERE ABLE TO DO THOSE WITH, UM, A CO-OP THAT WE WERE AWARDED.

UH, A CO-OP GRANT WE WERE AWARDED THROUGH THE STATE LAST YEAR.

AND SO THESE ADS, EDITORIALS AND LISTINGS, UM, SOME OF THEM ARE COMPLIMENTARY, SOME OF THEM ARE REDUCED RATES.

SO LAST YEAR THEY TOTALED MORE THAN $150,000 IN ADVERTISING.

WE DON'T HAVE AN ADVERTISING BUDGET OF $150,000, BUT IF WE HAD TO PAY FOR EVERYTHING THAT WE SUBMITTED AND WE GOT, THAT'S WHAT IT WOULD COME OUT TO.

OUR WEBSITE IS ANOTHER WAY THAT WE PROMOTE THE AREA.

LAST YEAR, OUR WEBSITE VISIT BRA SUPPORT.COM HAD OVER 110,000 PAGE VIEWS.

ONCE PEOPLE GET TO THE WEBSITE, THE TOP THINGS THAT THEY LOOK FOR AND THE PAGES THEY VISIT ARE BEACHES, FISHING EVENTS AND ATTRACTIONS.

UH, WEBSITE USERS ARE FROM HOUSTON, WHICH IS OUR TOP MARKET, FOLLOWED BY DALLAS FORT WORTH AREA, AUSTIN, SAN ANTONIO COLLEGE STATION.

WE GET A LOT OF, UH, TRAFFIC TO OUR WEBSITE FROM SOCIAL MEDIA, MAINLY FACEBOOK FROM VISIT HOUSTON TEXAS.COM.

I THINK THAT GOES BACK TO OUR PARTNERSHIP WITH AROUND HOUSTON AND VISIT HOUSTON.

UH, AND THEN CULTURE MAP WAS A NEW CAMPAIGN WE DID LAST YEAR AND WE, IT WAS A VERY SUCCESSFUL CAMPAIGN AND WE GOT A LOT OF TRAFFIC FROM THAT LAST YEAR.

WE WERE ABLE TO HOST A TECH.STUDY TOUR EVERY YEAR.

TXDOT, UM, PUTS ON A TOUR FOR THEIR TRAVEL COUNSELORS.

THOSE ARE THE EMPLOYEES THAT WORK AT THE VISITOR INFORMATION CENTERS ACROSS THE STATE.

THEY PICK A DIFFERENT REGION OF THE STATE TO, UM, FOR THIS EDUCATIONAL TOUR LAST YEAR THEY PICKED THE HOUSTON REGION.

SO WE HAD 22 TRIBAL COUNSELORS, UM, TEXDOT EMPLOYEES, SOME PEOPLE FROM TEXAS HIGHWAYS MAGAZINE AND PARKS AND WILDLIFE.

UM, THEY TOURED HOUSTON, THE WOODLANDS, CONROE PEARLAND AND OUR AREA.

WHILE THEY WERE HERE, WE HAD THEM AT THE CENTER FOR THE ARTS AND SCIENCES AT SEA CENTER, THE BRAZORIA WILDLIFE REFUGE, THE FREEPORT HISTORICAL MUSEUM, SAN LUIS PA COUNTY PARK, THE FORT VELASCO REPLICA, AND THE SURFSIDE BIRD AND BUTTERFLY TRAIL.

WE ONLY HAD ONE DAY AND WE RAN OUT OF TIME.

WE, THERE WAS, WE HAD A COUPLE OF MORE SITES ON THE TOUR, BUT WE WERE JUST NOT ABLE TO MAKE THOSE.

THEY HAD TO GET ONTO BRAZOS BEND, UH, WHILE THEY WERE HERE.

THEY STAYED AT CANDLEWOOD AND THEY ATE AT THE LOCAL TABLE OF GRACE AND SEAHORSE.

AT THE END OF THE TOUR.

THEY VOTED ON THEIR FAVORITES AND THEY AWARDED TABLE OF GRACE AS THE FAVORITE BREAKFAST AND SEAHORSE AND SURFSIDE AS THEIR FAVORITE LUNCH.

WE ALSO WERE ABLE TO UPDATE AND REPRINT OUR VISITORS' BROCHURE LAST YEAR.

WE HAD PLANNED TO DO THAT IN 2020.

WE HAD TO STOP BECAUSE OF FUNDING ISSUES AND, UH, ALSO THE COST OF PAPER AND PRINTING WENT UP TREMENDOUSLY.

SO WE WERE FINALLY ABLE TO, UM, TO TAKE CARE OF THAT LAST YEAR.

WE ALSO HOSTED, UH, BACK ON TRACK WITH OUR LODGING AND ATTRACTIONS COMMITTEE MEETINGS.

THAT'S AN OPPORTUNITY FOR US TO VISIT WITH OUR ATTRACTIONS AND OUR HOTELS FOR THEM TO GET TO KNOW EACH OTHER.

EXCHANGE, UM, INFORMATION THAT BENEFITS BOTH THE, UM, THEIR HOTEL GUEST AND THE ATTRACTIONS.

WE ALSO APPLIED AND WERE GRANTED A GRANT THROUGH THE OFFICE OF THE GOVERNOR'S TOURISM VISION FOR ADVERTISING.

AND THEN WE PARTICIPATED IN NEW NUMEROUS PARTNER EVENTS WITH THE, UM, BIRD OBSERVATORY, FREEPORT MAIN STREET, THE LEVI JORDAN PLANTATION, UM, BOTH OF THE WILDLIFE REFUGES SEA CENTER, AND THE FREEPORT HISTORICAL MUSEUM.

UH, QUICKLY, THE WE'RE, WE ARE PART OF THE CHAMBER.

THE CHAMBER SERVES OVER 700 MEMBERS FROM A VARIETY OF, UH, BACKGROUNDS.

WE PROVIDE, UH, UNIFIED SUPPORT AND PROMOTION FOR THE ENTIRE BRAZO SUPPORT AREA.

THIS IS ONE MARKET AREA.

WE WORK WITH OUR LOCAL INDUSTRY AND GOVERNMENT TO BOOST GROWTH AND WE SUPPORT ECONOMIC DEVELOPMENT WITH RESOLUTIONS AND PETITIONS AND TESTIMONIES FROM NOT ONLY OUR, UH, STAFF, BUT OUR BOARD OF DIRECTORS AS WELL.

WE, UM, FACILITATE QUARTERLY MEETINGS WITH EACH OF THE, UH, THAT INCLUDE THE CITY MANAGERS AND MAYORS FROM EACH OF THE EIGHT MUNICIPALITIES THAT MAKE UP THE BRAS SUPPORT AREA SO THAT WE CAN EXCHANGE, UM, ACTIVITIES AND IF THERE'S ONE NEED THAT ONE CITY CAN HELP THE OTHER WITH.

THEY CAN GET NEW TIRES.

AS LONG AS IT'S WITH A CHAMBER MEMBER AND THEY GET A RECEIPT, THEY CAN PUT THEIR NAME, EMAIL, AND PHONE NUMBER ON THAT RECEIPT, BRING IT TO THE CHAMBER, AND BE ENTERED INTO A DRAWING, UM, FOR $1,000.

AND WE WILL DO THAT DRAWING TUESDAY ON, UH, FACEBOOK LIVE.
